Ok, time for a few more statistics. This time I thought I’d focus a bit on condos, since some of my more recent entries have highlighted some different condo buildings. In fact, one of the buildings I highighted falls about the average cost of an Arlington condo, and the other falls below the average, so once again this information may help you to see the difference between some condo buildings in the Arlington market.
For September of 2007 the average sales price of a condo in Arlington was $411,861. Perhaps more telling since extremes can skew averages, the median price was $377,500. This means that half of the condos sold in September sold for more than $377,500 and half sold for less than that amount.
In September, the average number of days a condo was on the market was 71. Please keep in mind what I said in an earlier post about pricing. That (relatively) low cost condo in the Cardinal House sold in just a few days, while the one priced at $24,000 more took more days to sell.
Market wisdom among realtors these days is that properties that are well priced and show nicely can get multiple bids; otherwise homes are sitting there.
