THIS JUST IN: Arlington County Board Approves Monument View Plan for Offices, Homes and Retail – Monument View, will be private development on land now owned by the County that will include homes, retail space and offices.
The Board’s action culminates a land swap between the County and MR Boundary Channel, LLC/Monument Realty, LLC at the site once known as North Tract, just north of Crystal City. The approval nets the County approximately two additional acres of land at the site and paves the way for the County’s development of Long Bridge Park. The County plans to build a 30-acre aquatics and sports facility and a park on what will become a gateway development for Arlington.
The approved plan includes a contribution from Monument of $2.86 million for community benefits identified by the County Board. The Board has earmarked $2.5 million of that for affordable housing. The remainder, about $376,761, will be used on improvements for Long Bridge Park.
The development will serve as a gateway to the future Long Bridge Park to the north. Monument’s plan calls for an eight-story office building that will include ground-floor convenience retail, and a four-to-seven-story building that will provide 352 residences. Three levels of underground parking are planned for the office building, with a separate two-level underground garage for the residential building.
Over 590 office building garage parking spaces would be available to the public on weeknights (after 6:00 p.m.) and weekends until the close of Long Bridge Park. The shared office parking provided by the project, in addition to the nearly 100 on-street spaces proposed along OJDH, would greatly increase the parking available to visitors and users of Long Bridge Park.
